Looks like Detroit is a pretty popular answer here...at the risk of being redundant...I'll jump on the bandwagon..In Detroit's defense, it is consistently ranked the #1 cash flow market in the country, so it's kinda inevitable.I'm pretty biased towards Metro Detroit for obvious reasons lol.

The houses are fairly nice, and they all come with barns, mare motels, arenas, pens, chutes for the cattle, and sometimes the stock as well.They tend to rent for 2 -6 weeks at a time and rodeo folks use the facilities to practice up for the Pro Circuit.So I'd ask you first: 1) What type of horse activity is popular in your area?

Otherwise @Ronald Rohde is a popular local attorney here on BP and in Dallas that you might want to consult.You could of course use a 3 day quit letter or whatever notice is required in your lease and see if that is enough to encourage them to move out.

It's actually funny....I heard the news break about the 'good economy' while listening to a show on Sirius POTUS channel with a national expert throwing out depressing numbers about the huge numbers of people living paycheck-to-paycheck (40-something %), and the increasing popularity of using these Payday Loan places (12-something %)So no the economy is not doing that well, but they can cook the books to make it look good (and both sides do)....

as far as having a lender in the state you want to buy in, i don't personally think that matters, as long as you know right away whether or not they can lend in that state (many investor-popular lenders that i've talked to can't lend in MA, which is where i live).
