I watched the video promoting the new stuff and wasn't impressed.They are rolling out stuff geared toward the renter that will show the total cost with all fees and taxes so you can do an apples to apples comparison.

I'm starting a monthly meetup in January more geared towards newer investors and first time homebuyers. 

Yonkers and Westchester in general just seem so unrealistic to invest in from a financial standpoint which is why I'm gearing towards long distance in the future.

Although STR can seem sexy and the potential to make more than a long term rental, you also have to consider the start up costs...furnishing, linens, plateware, small appliances, washer/dryer, baby gear, decor, pictures, curtains, televisions, games, routers, professional photos etc etc.Hope this helps a bit, not trying to talk you out of it, just food for thought.

My evaluation, however, was geared toward cash flow.I suspect that there is a lot of money coming in from the west coast that is patiently waiting for long-term capital appreciation.

Rich dad Poor dad, Real Estate books geared towards the strategies you are looking to pursue, and also books focused on mindset is very underrated but can be the most powerful. 

I know there are REI meet-ups but looking to find one that is geared towards multifamily not just REI in general.

@David ThompsonI'd love to switch gears a little and get your thoughts on some of the things that I've been trying to sort out.As someone with a high degree of financial sophistication I'd imagine you're a little concerned about the fed having 4 trillion on their balance sheet, raising interest rates into a potential recession, and the national debt doubling in the last 8 years?

Boise and the surrounding areas (Kuna, Meridian, Nampa, etc) are more geared to SFHs, but tough to cashflow at this time.
