It didn't make sense seeing how I texted and emailed the daughter that I would pay 8x that due to the current condition of the property.

I guess I have to talk to the owner to make his offer better than banks, I feel like he is not motivated enough, he said he wanted to retire. 

He needs to be a manager, organizer, motivator, and educated in the trades and he has to give a you know what about the finished product of your job. 

Partnerships could be another avenue—teaming up with another investor could provide the financing you need.Lastly, don’t give up on creative financing; lease options, subject-to-deals (when the house is not free and clear), or finding motivated sellers could allow you to secure another property without disturbing that fantastic interest rate.

There will still be things rising, but opportunity will come with more motivated sellers.
