Your CoC should at least be in the teens, I have been BRRRR-ing for more than a decade and so naturally that is an easy number to beat, but CoC is not a very good metric, because it reduces your REI to an ATM leaves out very important factors.

Thus, she was more demanding than most tenants, (Expecting me to install fencing, wanted to change the house, wanted to change the lease, and wanting to heavily use the property but expecting to do nothing to maintain it, etc).Surprisingly, I've had no significant problems renting to less qualified tenants, including teens right out of high school with no rental history (I talk to their parents but do not request co-signers), multiple tenants with marginal credit of 550 to 600, and multiple tenants with flex jobs (Uber, Lift, Amazon) and/or marginal verifiable income even less than 3X's rent.
