I know a lot of agents will use this without having a buyer.I was wondering if anyone knew of a template that is effective and reduces the need to lie on the letter.Thanks!

My issue with your advice is that you advised to LIE and say "my mother is sick and we need a place for her to live so she can receive in-home care and see her grandkids a few more times".

They will lie and say they don’t smoke (anything).  

It’s been nothing but deceive and lies! 

The critical distinction between cap rates and discount rates lies in their time horizon.

This tenant has ignored my warnings - to stop smoking in the unit (multiple times), having unauthorized guests in the unit without my permission, have spread rumors and lies about me throughout the neighborhood, and have ignored my texts (only method of communication).  

I think this technology will continue to improve over time giving more battery power and additional capabilities.Even the less expensive brands have worked well in our communities, I guess we will see how they compare over the next few years.
