You want to go out of your way to start getting 5 star reviews.Provide some floats and chairs at your dock if you don't already have these.Also if you have a fireplace and/or fire pit and even a hot tub it may increase your off season rentals.We had every weekend in February reserved.

In saturated markets/hot markets I find myself cautious about qualifying statements such as "it's the standard" b/c even if it's standard, what you get from a rock star agent/broker as standard is not what you'll get from a mediocre novice as standard.

Yes... a simple text immediately after a discussion with a buyers agent about my home (AKA your listing...for now) would go a long want towards meeting that goal of "5 Star Communicator".Turns out that bad communication is apparently #1 problem people have with their agents.
