Personally when I was a renter I was guilty of not being as conscious with consumption of any utilities that were included.

I don’t even know if it’s possible to do so .Also, if not possible I am sure she will ask to change the lock pleade advise .

I am guilty of this as well but if there is enough "news" that rates are going to keep climbing and prices are going to continue to climb people get FOMO and will not always act rationally and overpay. 

They pleaded guilty.

If you feel guilty, provide them a few comparable properties so they can see you are charing a fair market rate.

That way anything that doesn’t meet your criteria you can quickly say “no” and not get caught in shiny object syndrome (I’ve very guilty of this).

Plead your case and hopefully you will gain some traction with the company; they do seem reputable.

We however, should not be considered guilty or a criminal until we have committed an actual act and therefore, should not be penalized in advance of.  5.

Any of these accidents will result in huge liability and even jail time if the landlords is found guilty of negligent, far worse than having to evict a tenant, yet i don't see much discussions in this forum about these aspects of landlording. 

Even if I were sued, I document everything and obey the law, so I won't be found guilty.
