All that said, I just found an off market 4 family and did just that with one of these (it was a pain in the ***, but well worth it).I would say your next thing is to identify some multi family properties in the residential sphere (four or less units), run numbers on them and see what's out there.

I think being educated on both sides of the investing coin can only help my endeavors going forward.I got my license to work part time pick up some extra income as I already have a few people in my sphere of influence looking to purchase homes.

I graduated college with a degree in Entrepreneurial Management as well as a degree in Finance.I've moved to a new city (Tampa, FL) and my sphere of influence is small at this point.

You would also learn a lot from the MF sphere while still being in your comfort level.  

Door Knock, mailers, use the internet, sphere of influence, etc.

In the meantime, I would also start letting everyone in your sphere know that you will soon be a real estate agent.

As a new agent I am working on my sphere of influence for new leads.

I think there's also something to be said for doing a great job and working with excellent partners in your sphere of business and deals will come. 

Whether that be posting on your socials every day to keep your sphere in the know as to what you're doing (this will potentially help fill your pipeline for future transactions).

If I had 2 oz of REI knowledge back then I could have seized that opportunity to help manage properties, learn from a vet, build a relationship, and probably buy my first property.
