Have they provided rental comps of nearby properties to support their assumptions?

Hey Eric, I'm using meetup dot com we've been meeting in nearby starbucks (Coconut Creeks) and at actual properties (Sunrise) that other investors are closing on for tours and networking.

@Ben Kirchner Look on Zillow for your area and filter by "for rent" See what it says rental prices are for similar houses nearby.

Have saved up about $100k+, could be more if I sell off some stock, and am looking at the Bronx as a market (maybe nearby NJ, but have heard it can be tough with property tax so high in NJ).

There also needs to be some sort of food and/or picnic option nearby I think.

Take a look at similar size units nearby and see what they're charging for rent, and then ask yourself what can you do to your property to get the same rent.

Beyond that, there's no water, electricity or sewer on the property; water and electric is nearby but there's no sewer at all.
