I've run some math and think I can afford properties in the $500-750k range, ideally looking for 4-plexes; my new salary will be $110k (sadly stepping down from my currently salary of $150k - leaving the world of Investment Banking for greener pastures).Given that I can live in any state/city, I feel compelled to focus my efforts on the best markets to house hack.

If you house hack it's still your primary residence.If they told you that no one else is allowed to live in the property then I'd go tell every news network on the planet that THDA won't allow my girlfriend, friends, kids, parents to live with me!

When husband and wife is working, household income is usually greater than 250k and they can afford by mortgagage law to buy 1 mil house.1 mil house and lower those days is sold to working class or multi family that contribute together, there're also more affordable city within bay area like in north bay where you can still buy house for 300-400k.Most immigrant will not leave bay area as it's the only area in planet earth that can provide such fantastic income. 

I've moved on to MUCH greener pastures.From my experience, most investors - even my target of the "fix & flip" crowd will run you ragged, going from one mold-infested wreck to another.
