I would encourage you to join whichever one is closest to you and avoid paying some "guru" money that won't yield you anything. 

I encourage you to look at both since having self employment activity is not tough these days.  

Granted, more of a problem on AirBnB due to their complicity in encouraging ever-increasing automation, but there is truly nothing worse than a late check-in lock-out without a safety line or concierge to assist.  

I’ve actually been looking into reporting to credit agencies just because it seems like a win win for me and the tenants, it encourages them to pay so they don’t hurt their credit and helps their credit when they do pay.

As you get ready to start investing I'd encourage you to connect with a local agent in the area that you are looking to invest and they can connect you with other professionals you'll need like a good lender, insurance person, property manager, etc...

Regardless of your field, I encourage you to put on your audience's hat when building a plan or presentation to make sure their action items are clear, else you'll lose their attention.
