@Jacob Pereira, @Vikram Jayaram - Yes,especially the price point at which one can enter into SFR investing in Austin.Also have friends local to Austin and from west coast investing there and have seen tremendous growth in potential over there.And my own numbers were working out to be quite decent.Besides,I already own a few rentals here in NoVA,so kind of diversifying so to speak.Homes here have become expensive with metro's extension to Reston/Ashburn and Amazon announcing their HQ2.I would have to admit though that I am lacking network/guidance on multifamily investing in the DC surrounds.

I would suggest reading a bunch in the forums for a different investment area or consider a house hack in NoVA, or moving your sites farther south.
