All new plumbing fixtures; replacing wood on deck and repainting exterior (trim).

I charge the same as a motel, but people get a kitchen, washer/dryer, their own bedroom, a living room, a yard, a deck with a grill, and the inside of a house that looks like Hugh Hefners mansion.

Has 2 closets as well as a slider door to the deck.

My ultimate dream is to add a 3rd unit (ADU), garage to fit an Earth Roamer campervan (29ft x 8ft), a den/family room for the main unit, and a rooftop deck that can get up high enough to see the skyline/mountains (28ft) but zoning looks to be holding me back. 

The hardwook floors we brought back to life, new roof, new deck and gut rehab make us proud to have "swung our own hammers" on this one.

A couple fun things included taking an old second-story deck, doing an addition in that space, we created an entirely new Master Suite.

Personally here is what I would do in this situation--for what it's worth: I would bring in a contractor and get a price to redo this area of framing and put on a new roof (decking and shingles).
