2 Unit Single Family -> 3 Unit Single Family + Garage
Hi All,
I just purchased 965 Vrain St. in Denver Colorado: https://www.zillow.com/homedetails/965-Vrain-St-Denver-CO-80204/13337826_zpid/?mmlb=g,0
It has a basement unit which pretty much mirrors the floor plan upstairs. We're currently airbnb'ing this unit and it's off to a great start. Each unit is 2BR, 1BA, Living Room, and Kitchen (We need to add a W/D connection upstairs). The property is zoned E-TU-C (two units) but the basement unit does not currently hold that zoning. My ultimate dream is to add a 3rd unit (ADU), garage to fit an Earth Roamer campervan (29ft x 8ft), a den/family room for the main unit, and a rooftop deck that can get up high enough to see the skyline/mountains (28ft) but zoning looks to be holding me back.
The front 65% of the property is zoned for a 35 ft structure and the back 35% is zoned for a 19ft structure. I have a large backyard (approximately 3,500 sq ft.)
My original plan was to build a 1.5 story garage in the back with an ADU on top and the roof top deck on top of that but that doesn't seem possible with my zoning.
Any recommendations?
