I am a firm believer in attaining strong cash flow first and then investing that cash flow into passive investments such as rentals.I know too many people who own rentals and still have jobs they hate so this is why I love wholesaling.Much luck to you!

I will utilize my real-estate agent to pull true numbers.20% down, 30 years fixed (I'm unfamiliar with abbreviations)2% seems high for my area, but I'm sure its attainable in some situations.
