Very simple task and the second house I hit.. the owner was actually looking to sell within the next few months!

Good luck, and keep up the motivation, it's not an easy task that you have set out before you. 

Yet it was learning adventure for sure.

The reason is I know which lenders:- do a good job- stay on top of the necessary tasks- know how to be creative within the rules (some people don't fit into the standard mold of a buyer, and some lenders don't know how to get them approved, and some lenders know how to get them approved)- and which lenders can actually close deals.Another reason is, when someone wants to house hack, not all lenders are experienced in it.

That usually gives me enough room to win some, lose some, and still net out around equal.Also, as you get involved in this silly little game you'll start to get a feel for what it costs to do certain tasks and you will naturally be able to get a feel for costs. 

Must be flexible to do what ever needed ... and must be reliable and able to complete task from start to finish.

@Taylor BurnsGood question, but I'll second @Lizzie Carver's point that trying to time the market is a difficult task.

@Tiffany Milan Hi Tiffany, Just like everything else, thinking about the task is far more daunting than actually doing it.
