Those are four of the basic way people funds deals, there's different hybrids of all and have some variation in rules and regulars per state but that's the rudimentary explanation of funding.

Example they state 6.5 cap but in year 14 and 15 no income so really when you blend out it is 6.2 cap rate.Lot's of more wild variations out there.

I think different colors like what BP uses would help differentiate them, and bolding a lot of text.I would like to see the Flip Analyzer, and Repair Estimator merged.Task Manager, Project Scheduler, and Project Calendar feel like variations of the same thing.

I heard that different states are adopting variations of the opportunity zones tax law, which brings me to another point that there's so much hype and information being spread about opportunity zones right now that it's hard to figure out what's accurate or worth pursuing.

The 203K variation only lets you do up to $35,000 of renovations, there's not really a rigorous process of coming up with a budget to do the deal, and it has more limitations (e.g. no pool or built-in BBQs out back).

Valuating real estate has fewer variations than business because analysis is limited to similar projects within the region (as opposed to the same businesses running across the country and overseas) and fewer variable inputs (wages, supply chains, distribution chains, marketing campaigns, etc.), but still presents challenges because the analyst needs to know what data to include and how much weight is given, and what presumptions to make.
