Which Tax deed states require a quiet title action

For those of you that invest in tax deeds. Which states require a quite title action to get clear title?  Md is considering moving form a tax lien state to a tax deed state. I am not sure that is in the states best interest.

    Texas has always been a unique tax deed state. The property title holder has 6 months right of redemption if non homestead and not agricultural use, otherwise 2 years. Purchasers entitled to get bid price, all fees, taxes, penalties, and insurance premiums, plus 25% if redeemed year 1 and 50% if year 2.

    Quiet action in Texas depends upon (1) county court backlog (2) any other claims or defenses (3) attorneys influence with the court. Figure 6 months to 2 years.

    There is at least one company offering title insurance in the form of “certifying” property ownership in 4-6 weeks. I don’t know if this is acceptable to any title issuers, or if just this “certification” will be enough to assure borrowers. I don’t see how lenders would find this acceptable.
