I will go back and reread it, perhaps it is only related to properties that he brings me (good point @Jon Holdman !). 

I wish I had known about BP two years ago when I was seriously considering buying multi-family in SoCal.After reading and re-reading every single post on this thread, my tentative plan is to pursue both of the options I originally laid for myself, but making the priority finding and putting 3.5% down on an Orange County or San Diego plex and living in it for a year.  

In fact, the borrower may actually want my head on a pike.I've re-read this post a number of times and the points listed above are based on all the points you've all provided.
