New cabinets, new carpet, granite throughout the house, new doors (not all), paint the interior, touch up trim, paint deck, pro cleaning, touch up landscaping.... they purchased it all cash half a year ago... ;)

I have a SFH that I purchased for 50K put around 6K of cosmetic rehab into it (paint & carpet was really all the interior needed did some landscaping myself for curb appeal) got the down payment of 10K from my 401K.

I also plan on getting my interior design degree to go along with my future business plans as well.

Both structures need exterior paint; 5.5k, only main house needs interior paint; 1.2k.

I replaced all the floors, new kitchen, baths, paint interior and exterior, new doors and trim. 

I'm a small business owner and my wife is a real estate agent (and ex interior designer), we both have 700+ credit scores, but not enough cash on hand to cover the difference between the usual 70-75% loaned by hard money lenders and the total cost of projects in the Tampa area.  

It needs a full interior wall repaint on the main floor and upstairs bedroom (bungalow) to clean things up.

Mother in law a VP of a Title Company,  neighbor is a Broker,  I have plumbing and contractor connection, and a wife that has incredible insight for home interior! 

Get actual taxes off tax accessors website, get rent toll from agent or owner, get insurance quote from agent, get mechanicals and interior condition from agent or owner (confirmed with inspection later).
