Sorry to be wordy but just wanted to put my two cents in that I feel it is an ethical thing more than anything.  

Okay, I have put in the sacrifice of counseling addictions treatment for over a decade and honestly am not fond of subjecting to this slavery any longer. 

Of course, I'm assuming you are ethically and legally wholesaling properties.

I think it would be a more ethical option all around and less likely to get you accused of bank fraud.

I don't know what legal recourse they have but ethically I'd want to make it right.

These are professionals with additional training and a stricter code of ethics.
