This type of strategy isn't for everyone, but it will typically get you the most money for the property and can be among the most tax efficient strategies

Hard money lenders don't lend without security so yes, there would be a deed of trust/mortgage recorded among the local land records... and you'll need to refinance it in order for your new lender to obtain first lien position.

Add a provision to your lease that rent includes utilities up to X dollars, but everything above that will be charged back and divided among the units.
