This is very much expected. Huge inflow of people moving to San Antonio from all over US (even within Texas). Austin being so pricey, lot of people with flexi-work option are trying to live in San Antonio and just commute once a week to Austin. I see huge potential for San Antonio RE investment market as well especially since it's one of the very few places where you can expect positive cash flow and equity appreciation.
At the same time, we will never see appreciation to the level of Austin though.
