Roofing can also be an expensive nightmare...we often find 3-4 layers of cedar shakes then a couple of layers of roofing tile on sagging pine planks 1-2 inches apart.

I agree with some on this thread that mentioned that LLC's are inexpensive to set up, should be done from the beginning and they will really provide you a layer of protection.

I had a roof where we replaced 6 shingles and because they had not laid down and adhered to the layers below the inspector determined the roof needed to be replaced.

@Andy Sabisch I read on painttalk.com that the best way to remove wallpaper was to "skim coat and paint". my feeling is sheetrock is paper coated gypsum, so whats one more layer of paper.

Worn shingles, they have granules on them, they are not smooth, but when they start to get smooth that is a sign they are aging for sure.Locally, you can have 2 layers so doesn't always mean you need to replace, a recover is often good.

That's why I have a separate LLC just to manage the properties I own in different LLCs, one more layer of liability and asset separation.
