Im a fan of areas west of Pilsen like Heart of Chicago and portions of Marshall Square to find 2-4 units that can still allow house hackers to put under 10% down.

Just for reference: quality investment duplexes start at about 200-250k, most house hackers (owner occupants) choose 300-350k after seeing the entire range, top end is about 450k.Being succesful with low end properties is possible but requires strong people skills, hands on management and being handy is certainly no disadvantage!

I’ve been reading a lot about real estate. Thinking about buying a triplex to house hack and rent out. Tips / advice for someone who’s only started learning about real estate 2 months ago?

As, I was in your EXACT boat a year ago but now a house hacker myself, I could provide some guidance on the concerns you listed in this post.

And, with shaky times come shaky 6-month estimated values so many house hackers would likely still avoid, except maybe those who are quite handy and in no rush to refinance.
