Airbnb + Work-Live Space Restrictions

Hi BP community, newbie house-hacker here. I have a question for short-term rental owners in the Portland area. I'm interested in a single-family home with ADU that already has verified, excellent short-term rental income in the ADU. (I believe it's through Airbnb - I'm in the process of confirming w/ seller.) My vision for the space is to rent the ADU, live in the home and also run my business out of the home. I provide private breathwork and yoga sessions. Portland Title 33.207 Accessory Short Term rental rules stipulate the space cannot be used for more than 24 commercial meetings per year:

Commercial meetings.
a. Commercial meetings. Commercial meetings include luncheons, banquets,
parties, weddings, meetings, charitable fund raising, commercial or advertising
activities, or other gatherings for direct or indirect compensation. Commercial
meetings are regulated as follows:
(1) In the single-dwelling zones, commercial meetings are prohibited;
(2) In all other zones, up to 24 commercial meetings per year may be approved
as part of a conditional use review. The maximum number of visitors or
guests per event will be determined through the conditional use review.
Adjustments to the maximum number of meetings per year are prohibited.

I'm assuming my sessions would be considered "other gathering". Any advice on how to legally operate a short-term rental + independent commercial space from an owner-occupied residential property? I hope I'm asking the right questions...just starting to learn about this! Thank you in advance :)

Hey @Lydia McDowell, here is a place to start - https://www.portlandoregon.gov...

This seems to cover you place of residence. Regarding the ADU, how has it been operating in the past? One could construe the STR rules as limiting your number of times guests can rent the ADU to 24.
