@Craig Montesano ,Since the 1960s, I have preferred to own and personally manage income properties that have a target market that some would consider undesirable.

The area immediately surrounding the school was university-centric, but there were some undesirable areas on the outskirts of the college town.In my area, the most profitable college rentals rarely hit the market.

Even though you say it passed inspection is there some issue that makes it undesirable?

Some neighborhoods sell very slow at ANY price because they're so undesirable (especially areas that only drug dealers want to live in).
