why isn't this deal moving?

i have a duplex under contract. 25K contract, 30kk offer price

Half rented, other half ready

1200/Mo gross, pit I under 400

Net after maintenance/vacancy/management cost and piti of 400

Passed by city no major issues other than a porch roof needing rehab in . 5 Yrs

yet no serious bites on it. Why?

Lack of movement when selling almost always comes down to price. What else is available in the area? How are similar properties priced? Even though those number look good to me as a rental, if there are a dozen similar properties available for $25K, you're isn't going to sell.

Are there any buyers? Or, is this an area where there are few buyers?

Are you getting word out? Sounds like you're wholesaling this. I assume you've sent it to your list. Advertising it anywhere else?

Even though you say it passed inspection is there some issue that makes it undesirable?
