Partial advice...have you considered rolling the Roth 401 over to a Roth self-directed IRA and then use those funds to invest in 2-3 syndications with experienced and trustworthy operators?

agree with @Ned J.I don't understand the point of this post - a checklist is needed whether the cleaner is trustworthy or new/inexperienced. 

My wife has two siblings that are trust-worthy and two that are not.

The main ingredient to being a successful out-of-state investor (to me) is having a trustworthy network of people to rely on.

The software we were using to verify the payments, took a week to corroborate its trustworthiness.

@Dean KaeoSpend a lot of time making sure the turnkey provider is honest, trustworthy, and has strong references.
