Wood filler/new boards for any bad spots pre sand (so you can level them when you sand) then 2 coats of poly (poly will color the floor) or stain it all first fir a particular look,( stain wood filler spots) then poly to lock it in.

Sister 2 calls me from a phone number I didn't recognize (otherwise I wouldn't have picked up) and tells me that Sister 1 is just too damaged from being abused for so long and locked her out of the house without her coat and she couldn't get her stuff.Long story short, they're both freakin' crazy.I tell ya - these women will throw each other under an oncoming bus at a moment's notice.  

They also have given me a life time amount of epoxy coatings which I now use for garage floors.

I guess the only surefire way of doing this would be to suggest riding the coat tails of a mentor and or giving another investor a helping hand and trying to swap sweat for knowledge and or equity while also potentially putting some blood on the registrar as well to prove commitment on the deal.

While a good 'mudder' could skim coat the wall, it would take 2-3 passes.  

Now if you can ride the coat tails of Stephen's resources and knowledge, you might have something there.

The average floor will need to be re-sanded and coated about every 10 years, depending on the durability of the species, and the wear and tear your floor sees with daily traffic.
