Allure would be very expensive and I might have to deal with the gap between floor and baseboards.The gap is readily solved with quarter rounds, and then paint to match base boards.

No idea what you really mean.IF the property is worth $4,000,000 and you are negotiating over $10K then it is almost rounding error.If the property is work $25K and you want to offer $15K then maybe the seller will think the price is too low.
