I'm sure I could go to some midwest markets or even some more depressed markets in my region and get better pricing, but that's out of my wheelhouse at this point in my life as I have no desire to learn new markets when I'm closer to the end than the beginning. .Sure, obvious but over looked.

But I do hope to offer some quality feedback for folks who are learning the industry and working towards success.

I have been listening to the podcast for a few months now and watching the "Real Estate for Rookies" YouTube show and I've been learning and also reading different books on real-estate investing.

Fast forward 2 years his landlord mentioned in passing he might sell the property; I was the first person on his mind.

I also learned they had a $50K water repair a few months earlier, which likely made it more attractive. 

I won't have time to shop for things in person.
