If you have upcoming listings from your sphere of influence, target those specific areas with postcards as people will begin to remember your name when they see you in the mail and on a sign nearby.  

I have found my sphere to be one of the best sources to find good deals.

To grow my business I have done seller lead ads on FB, we use Kunversion, which is Lead Generator/CRM and I market to my sphere through mailers/handwritten cards/social media/phone calls & texts/ email. 

I ran a quick calculator and if you do not add to the $25K with new contributions and average 7% return, it would be worth $190K in 30 years.You could do that within the conventional brokerage sphere or with a self-directed IRA for investing in real estate.  

A disclaimer to the above, I talked to an insurance person that operates in this sphere all day, but it was not a KS real estate attorney.  

I would heavily invest time and energy into courting your military sphere for home buying leads.

The developer Oz Erickson may have bought the properties to sell before the 2008 market crash and only now is seeing them return to their former higher values.
