They put a band-aide on the house doing as little as possible to improve the property before they resell it for the average comp.

Unless you narrow down the zip code, it will be very difficult to canvas leads.

I do mostly fix and flip so I am a very active investor doing direct marketing and managing over renovations.Good luck with narrowing your strategy and learning.

I was/am speaking from what could be considered a more narrow and biased view being an investor, broker, and property manager just in and around the Kansas City area.

So working with a team helped me understand my criteria better, narrow down on the neighborhoods and coordinate everything from start to close. 

I spoke to the Brother of the wife ("B"), and discussed the possible situations- Unfortunately after working on the property details and researching the title for the property, I found out that the title belongs to both of them.

If this is your first property, go with Class B... and try to get 0.8% rent on purchase price.AirBNB/Long term rental again is depend on your long term scale goal....
