=LOr perhaps because in 'today's economy' it because room rentals are cheaper than renting out entire apartments and now litigious folks have found ways to 'take over your home' by using whatever Act or statute to argue they can squeeze in an extra person or two each room (or their family) into our house kitchen and bathroom?

@Wayne Brooks this is a critical issue in many states and its state specific.. like MS we use QC all the time no problem. in other states its a problem... for instance in MO I had a client that lent money.. this was a flake that was trolling AUSSIE's bad actor from KC... he then quit Claimed house to lender.. but this would not hold up and lender could not resell.. lender had to do full blown foreclosure because the guy went dark.. were as a DIL would have done the trickOP, I think you can have your grandmother sign the warrenty deed .. it does not extinguish by signing a QC the warrenty deed is then recorded and the title company has what they want..if she is not capable.. then I think you need to petition the court for help.

Sometimes they will post, "I want to sell homes and do seller finance so I can make a pot of money but I don't want to mess with the SAFE Act or Dodd-Frank so tell me how to get around those laws." without realizing there are 20+ other federal statutes they have to deal with if they intend to avoid becoming a criminal.The trouble is, there are very real resources out there they should know about that could begin to help them learn at least part of what they don't know that they should be availing themselves of.

Sean,In my area that would be referred to as a "rooming house" and there are specific bylaws at the municipal level governing them: they can only be in certain areas and require a zoning designation / permit to allow occupancy that exceeds another local bylaw limiting the number of "boarders" in a single dwelling to three.As far as rental laws, check with your state's Residential Tenancies Act (or equivalent).
