In my 5 yrs experience and leadership roles in my REIA I know it's worth a few $k per coach / mentorship.Learn from the 1000's of great you-tube videos on:  "how to talk to sellers", how to find a flip etc etc.  

I'm not trying to talk you out of this but I would point out two things, the real estate industry is fundamentally flawed and runs mainly on myths and misconceptions within the ranks of the agents/brokers.Yet it is lucrative if you are skilled or skillfully guided but is a good place to get used if you don't have some reliable info.The bulk of the people in it allows themselves to be lead by those above them and the leadership is entirely wrongheaded about things.Have you noticed how bad things are?

I have years of experience in leadership and the mental capacity to to so, but can totally understand why many wouldn't want to self manage. 

I don't know what kind of crash comes from a bubble that seems tied to local leadership unless the leadership drastically changes.

While many people worry about the future of our State, it is clear based on your leadership that we will soon have the opportunity create many more strong men and women.

It's poor leadership and city planning that is to blame in my opinion. 

Fiscal responsibility is only going to continue to get worse under our current leadership and political landscape in my opinion.
