The reason being is real estate is a people business, hence when you deal with people face to face you have a lot higher chance to make an impression on them.

You don't have to "impress" them when you are starting out.

I’ve seen many a success story on the forum that was pretty impressive… 100 units in 2 years and such.

The rents vs. price points and the general effectiveness of local government have been impressive.
