Mine set door codes, message (or call) guests, schedule cleaners, adjust the thermostat, monitor my cameras, & call a plumber just as easily as a local PM can, for 1% of the cost.Hire good cleaners, a solid handyman & befriend some helpful neighbors.

I do my own in about 2 hours with $10 of coil cleaner, but you can find an AC guy to do it for around $100.

That's why my recommendation to use TSP here, which is not the safest cleaner out there, always stands to get rid of nicotine residue.TSP also does something else: at high concentrations and when it's had a chance to soak, it significantly softens latex paint, primer, and all sorts of binders.

I’m not an attorney but my thoughts would be to go with the LLC, it would possibly be “cleaner” especially if you get your Operating Agreement correctly setup.
