The attorneys have lots of youtube videos on different stuff that are very interesting. 

I'd be a little more hesitant to start them out with a big rehab project or make-ready, but for day to day stuff it seems to be pretty smooth.

Most have a knee jerk reaction to stuff like this but I would atleast consider showing it and hear them out -unless you had much better choices to pick from

Sometimes things pop up after tenant move in that were not evident before, so stuff happens.... but your list is pretty long to have missed all of that. 

The Fed is totally okay with letting CRE fail, look at some of what is happening to some of Starwood's stuff.

My family is very frugal and minimalist, so other than food and baby stuff and a monthly public transportation ticket, 10 dollers a month for cell phone,  we have no expenses.So what do i do with all my income?

I am subbing out my plumbing, electrical and HVAC, I want the family friend to do my sheetrock , floors, kitchen cabinets stuff like that.

Some people are allergic to rabbit hair so I would need to get the air ducts and entire house deep cleaned if the tenant moves out. 

I like the new construction products they offer that seem to be in better locations with more upside vs some of the cheaper stuff in the midwest.
