I have to ask because of the title of the sheet - 'parents' home (is the title of the document), would your parents be adverse to gifting you equity in the home each year? 

For example, some will have a gift basket or cookies ready for them when they get there.

One thing we do is send them a Christmas card with a gift card for a nice dinner for the family.

I'm pretty sure you can have a home "gifted" to you on a deed.

I personally have seen gifts, 401k loans, car loans, personal loans, credit cards, private money, etc.

If you're going for traditional financing, NO lenders will accept it.For primary purchases, you can get around it by asking family for gift funds, then "gifting" the relative the cash later, so the lender can source the funds.But for investment property loans, cash gifts are not allowed.

A gift I know I am incredibly blessed to have and completely unprepared for. 

And then invite her over for a nice home cooked Dinner with all the trimmings.Even if she says no--just because she is your Mom.And get her a nice little gift--all wrapped up--maybe some perfume--she would like that.Then maybe you can sit and watch a movie together--she would probably like that too.And I know she doesn't come over to your house enough, because if she did--you would not have to ask this on a forum.Just My 2 cents.
