Just came across this thread.I coached some junior college football in Southern California.

I'd suggest you call the police dept. and see what kind of problems are in the area, grade schools are pretty safe areas, at least in my area, but if there is any gang hangout or other after school activities, the police will let you know.As Steve pointed out, highschool kids can be another issue, football games, morning marching band practices, kids driving, I'd stay away from that!

Not to mention the football games, other sports, conferences, etc. 

My house is close to Clemson University so I get a lot of top dollar bookings for football games, graduation, parents day, back to school move in etc.

I'm sure you could make a killing renting to students (it may be wise to build a rapport with admins in student housing at Ole Miss) or possibly a fix and flip (I've known a lot of old money and good ole' Rebel football lovin' retirees move there).

There is a lot of commercial development occurring in that expo/usc neighborhood- they broke ground on the George Lucas Museum, the LA Football Club, renovations to the Coliseum has begun, Honda is moving in a dealership on King, and the opening of USC Village (which includes Trader Joes and Target). 2.

For the Texas Tech Red Raider football season, this is great as fewer hotel rooms exist than those seeking a weekend stay.

That or short-term rentals for football, graduation, etc. is the way to go in this town i believe.

He also likes to rent to young nursing students, the younger the better, for several reasons: 1) The younger they are, the more likely they are to have mom & dad back their finances. 2) Nursing students aren't there to play football, cheerlead, or party.
