I have a 1000sqft SFH that needs a medium cosmetic rehab (some exterior siding and painting, sheetrock replacement, new windows, new kitchen, lighting, etc.). 

Specifically, I’m looking to do a master bath remodel, maybe a few exterior paint/trim work and possible cabinet paint/refinishing just to name a few.

From a rental perspective, improving the exterior of a property makes it more appealing to higher quality tenants.

I'm sure a larger one would cost more to utilize.You could probably get a 1/1, 650 sqft home framed for not much more than that (labor included) with windows, exterior doors, siding and felt installation labor included as well.Maybe using mortar in other countries is cheaper due to material availability? 

I am planning on 3-4K for exterior and interior paint, 3k for flooring, 4k bathroom remodel, 2K to paint the kitchen cabinets and install new counters, and then 2K for Misc items.
