Hello all, I am looking to make an offer on a three family Fannie Mae foreclosure with dry rot under the exterior stucco on at least two sections of the house.

However, pretty dry at times.

I would like to begin showing the unit at the start of the 60 days, but the tenant feels that is excessive and would prefer 30-45 days.  

Has anyone out there successfully done a 'dry close' without a short hard money loan?

And try to make it a positive part of renting the property; we have radiant heat and I do NOT miss the dry air that comes with forced air.

My question is im a budding wholesaler and im having a very difficult time finding a title company that is willing to do doublecloses dry.

If I can put less in every deal and pick up more properties because of the excess cash then I have one more unit generating cash flow, working down principal, appreciating, and offering me another tax benefit. 

For example I could say "I'll give you half a month off rent if you renew" which is great if they renew but if they leave me high and dry it's useless.

Most likely the contractor have to put in air ducts, by taking out some dry wall.
