Long term rentals is not working and the turnaround for airbnb is costly we are now charging tenants for electricity they consume.

Which I have done. it. all.To top that all off, the insurance company made me put a new roof on both structures (I think the roof had a bit of life left in it, but ok) - another $11k - and the main house needs around $6k worth of electrical that the previous owner didn't do properly ("fully remodeled" my ***).

Other than that, there may or may not be a water main, sewer hookup, or electric at the site. 

I had to deal with a lot more issues than I've ever had in non-S8 rentals like extensive property damage and also bed bugs, roaches, drain lines completely clogged up by grease (I learned what sewer worms are, look it up), spray paint art on walls and food on ceilings, noise complaints, police at the property, removing dead bodies, etc.  4.

I have seen one bad tenant crush an entire 4 unit building with bed bugs, non payment of rent, and drive good paying tenants out of the building.The location is the # 1 priority, after that asset condition is really important.  

I have a bias for sure to the west coast compared to FLA weather totally flat terrain humidity and bugs.

I upped the electrical service from 200 Amps to 400 Amps to accommodate future car charger(s).
