What do we do with the tenants while we are finding and fixing the issue, considering that we don't know how long it will take or how much it will continue to disrupt their lives?

I did one two years ago and it was 2 days disruption (really only about a day, but it spanned overnight). 

@Peter WaltherTitle insurance is interesting as there could be some significant disrupters in the space, especially on refinances.For example when you refinance you have to pay again for a new policy which could have already had title ran 2 years ago….

If the sewers aren't quite up to snuff they are very expensive and disruptive to repair/update.

I am sorry, I do not have to accept someone with phobias and anxieties because that is disruptive to me.

If possible, search for deals that wouldn't require you to completely disrupt your family.

Try to stack showings to minimize disruption, let the prospective tenants know the current tenant may be there, and after the tour, stand outside while talking to the prospective tenants. 

But changing the nature of the property can disrupt that.

(We have other long term units throughout Buffalo)I manage the Airbnb and we never have an issue with the Airbnb guests disrupting our long term tenants.
