Mission statements keep you on track and crystallize what you stand for and what you want to acccomplish.I would choose a niche in real estate, such as buy and hold, fix and flip, etc, and include that also in your mission statement.

I'm leaning towards a Sacramento conventional purchase, though the market could go down in the next year --if only there was a crystal ball. 

To avoid miscommunication or deceit, what do you like to either have them write in their bid or put in a contract, that makes it crystal clear what your primer expectations are?

Off the top of my head, I'd rather go for $3500/mo. because you do not have a crystal ball and cannot confirm that the 1st place will appreciate.

@Crystal Chaillou  What she mentions is solid advice, if you do end up going with an STR these big companies like Vacasa and Evolve are not good options, all they care about is maximizing their profit for the least amount of effort.
