Hi, Since I may be investing upwards of 1 hr and 45 min away from where I live, I've been contemplating the logistics of self management.

It may not happen now because the seller isn't ready, but if he is contemplating a sale then when he is ready you'll be in position to act again. 

Either he or she or they, probably him, got mad and took it out on the property, if you knew about it sometime ago, you should have terminated the lease, committing a crime or assault or having a lover's spat isn't a free card to destroy the property anywhere.

On my time off, I was contemplating on finding my niche and do something that will make me happy for the rest of my life.

Because of my location I have also been contemplating other states such as Indiana or Ohio.

I'm a police officer and I've been contemplating getting my real estate license to further enhance my knowledge of real estate and get a better grasp at developing markets/buy and hold strategies/ and or rehabbing/flipping.

I really wanted this thread to have a better ending as I find myself contemplating this question

Hello Everyone,  I have been following BP for a few months and trying to learn the basics while I contemplate my plan for real estate investing.
