And also engaged with institutional investors on a regular basis.I'm highly entrepreneurial and figured out that what I really want to do in my professional career is US multifamily investments.What I've done so far is selecting the markets I'm interested in (in TX), building a comprehensive financial model to analyze deals, and creating a very detailed due diligence list.

We categorize the problems into two groups:Deal Killers (or Deep Discounts): These include complete system failures, such as needing a new well or septic system, which significantly impact the bottom line.Deal Modifiers (or Small Repairs): These are minor repairs like hydrojetting the drain field, installing a new riser, repairing baffles, or replacing pumps/tanks, which can leverage a lower offer.Step 3: Making the Final OfferWe make our final offer only after a full system evaluation with remedies.

Make friends in the field, be patient, keep going even when it's hard, and be ready to change when needed.

Given the fact that it is possible to get stationed at the same base sometime in the future during what could be a 20,30, or even 40 year career some decide to keep the property.

over the past 7 years I’ve had dealt with countless of bad contractors, several incidents with occupants of the neighborhood that the property is in ( once I walked in on squatters and got into a physical confrontation) , and of course the relentless pursuit of hungry investors calling me and any family member that tracing programs associates with me about wanting to buy my property all while dealing with a career/industry change and finishing college during a pandemic 😮‍💨.so here I am recent graduate ready to finally devote the majority of my focus to getting over my newbie investor hill.

If I had to rely only on written terms as a means of deal building, I wouldn’t have had a successful sales career.
