Laminate is absolutely fine as far as function and pretty much in durability.

I also don't need the GPs to share on public forums, but they should absolutely be this clear and transparent in their communication with LPs. 

Having said that, yes I am fully expecting to have tenants that absolutely don't care about anything and will be headaches.
