You can get a much better return on your investment elsewhere and with $500k you can buy 3 homes or a 4 unit.  

Not sure what market you are in, but I would talk to some lenders about FHA options on a 2-4 unit property.

I don't do large rent increases on my tenant because I don't want a unit turn.
